Housing in Santa Clara county saw a predictable dip in sales in May due to the low inventory. With the number of single family homes for sale at about 35% of what is typically available to buyers in the spring market, we still see prices higher than they were last year at this time with sellers getting, on average, more than the listed price. Condos and townhomes took more of a hit, with prices down (when comparing year over year). All indications are that June will continue to show positive recovery signs as multiple offer bidding has returned.
